Once you decide to proceed with internal structural alterations, conversion of a garage, single storey or double storey extension work to your property, I will be pleased to visit your premises to give guidance on Local Authority restrictions and advice on how to apply for the relevant consents required by the Local Authority.
I will submit all the relevant authorities during the course of the Planning and Building Regulation applications on your behalf, and prepare, complete and submit all relevant application forms required for the deposit of the relevant applications.
I will keep you informed of any comments received throughout the application process from the Local Authority, and whether any changes to the original drawings are required to obtain the relevant approval.
Once you have been granted Planning permission, the preparation of the Building Regulation application or Building Notice can begin.

RBWM plan checking will help eliminate unnecessary delays and speed up the process leading to formal Building Regulation approval. They will then brief the Local Authority where your project is to take place who will then be responsible for site inspections.

Party Wall Act 1996
At MP Building Plans Ltd, I am happy to offer advice, when requested, on matters relating to certain aspects of building works for domestic properties etc.
However, due to the complexity of the Party wall Act, it is solely the building owner responsibity to seek legal advice as to the relevance of the Party Wall Act 1996 requirements and owner covenants, to any work that it is proposed to undertake prior to commencement of such works, which may affect the proposals.
Guidance on this subject and details of acquiring an independent surveyor are available from the relevant Local Authority Building Regulation department.

Builders
I can provide you with a list of approved contractors to assist you with obtaining written quotations from local builders, who I have prepared drawings for, and worked with through a number of domestic extensions over the years.
These contractors have a deserved reputation for their quality of work, and although not employed or affiliated to MP Building Plans Ltd, I would not hesitate to recommend them.
Payments
Payments are usually broken down into two stages.
- When the client is satisfied with the proposed extension plans and elevations, part payment can be made as detailed in my written quotations, along with the initial Local Authority fee.
- The second and final stage of payment is due when the Building Regulation application has been prepared and ready for deposit to the Local Authority.
